Odoo covers the office work well. The edges of condo life, apps, gates and legal formats, need honest scoping first.

No resident mobile app out of the box
Odoo's portal is a website that works on phones. A branded iOS or Android resident app is a separate mobile project, one our own team builds, not a switch to turn on.

Gate hardware is an integration
Visitor logs and QR passes can live in Odoo, but boom barriers, keycard systems and CCTV connect only through their vendors' interfaces, scoped per device.

Condo-law documents are custom reports
Debt-free certificates for unit transfers and other documents under the Condominium Act follow formats Odoo does not ship with. We build them as reports from data already in the system.

Your registry drives the billing
Fees follow the ownership ratios and areas you provide. We import and cross-check them against total shares before the first run, because a wrong ratio bills every period after it.

Helpdesk, Documents and Sign need Enterprise
Request tracking with deadlines, document filing and e-signature are Enterprise apps. A small estate on Community starts with billing and accounting.

Meetings and votes stay human
Odoo records resolutions, budgets and the documents behind them. Convening the AGM and counting votes under your bylaws remain the committee's work.

Invoices carry a PromptPay QR for the exact amount, and the payment reconciles against the unit's balance when the statement imports.
Requests from LINE
A message to the building's LINE Official Account can open a Helpdesk ticket, with replies flowing back on the same channel.
Documents residents can find
Bylaws, minutes and notices file in Odoo Documents and share to the portal, so the office stops emailing the same PDF.
Data you can take with you
Every ledger and unit list exports to Excel, and the database is PostgreSQL you control, so an audit or a change of manager never strands the records.

Can Odoo run a condo juristic person or housing estate?

How are common area fees calculated and billed?

Can residents pay and follow their requests online?
Yes. Invoices carry a PromptPay QR, and the portal shows each unit's bills, payment history, documents and open requests. Repairs raised by portal, email or LINE are tracked in Helpdesk until they close.
Is there a mobile app for residents?
Odoo ships a web portal that works well on phones, not a branded resident app. If your project wants its own iOS and Android app on top of Odoo, our team builds mobile apps as a separate, scoped project.
How much does a juristic office system on Odoo cost?
