Odoo does not ship a property app, but its standard apps cover most of the work. We configure CRM, Sales, Rental, Helpdesk and Accounting first, then add a compact unit-registry module for the parts a spreadsheet used to hold.

Installment schedules for down payments post as invoices on their due dates, and the transfer invoice collects the balance, fees and meter deposits in one document.
Rental contracts that bill themselves
Recurring rent invoices from Odoo Subscriptions, security deposits recorded as liabilities, renewal reminders before contracts lapse, and utility recharges per unit.
Handover and maintenance
Defect lists at handover and maintenance requests afterwards run through Helpdesk or Field Service, with photos, assigned technicians and the unit always linked.
Broker and agent commissions
Commissions per closed unit are calculated from the sale, held until the transfer completes, then paid through vendor bills with withholding tax applied.
Profit per project
Analytic accounts split revenue and costs by project and phase, so the accountant closes one set of books and management still sees each project's margin.
Project website with live units
A project site on Odoo Website shows available units straight from the registry, in Thai and English, so the web team never edits availability by hand.
One source of truth
Sales, finance and after-sales reading the same unit record
Real estate data usually splits three ways: the sales team's booking sheet, the accountant's installment file and the juristic office's complaint log. We make the Odoo unit record the single source, and every team works on a view of it. That one decision removes most of the reconciliation work.

We sit through a booking, an installment payment and a handover before configuring anything, so the system matches how your team actually sells.
Clean the unit master once
Unit numbers, sizes, prices and statuses are reconciled against contracts once, at migration, so the registry starts life correct.

What Odoo does not give real estate out of the box
Odoo fits developers and property managers well, but some of the fit comes from configuration and a small module, not the standard apps. These are the points we raise on the first call.

There is no standard property app
The unit registry, booking flow and contract templates come from a small custom module or a vetted third-party app. We tell you which we recommend for your case, and price it as its own line.

Installment plans need careful setup
Down-payment schedules, late fees and contract cancellations touch revenue recognition. We configure them with your accountant, not around them.

Deposits are liabilities, not income
Security deposits, meter deposits and booking fees each post differently. Getting these accounts right at setup saves the accountant every month after.

Thai tax on rent and commissions
Withholding tax certificates on rent and broker commissions, VAT versus exempt items and e-Tax Invoice all need configuration that matches how your accountant files PND 3 and PND 53.

Odoo Online limits add-ons
Odoo Online does not accept custom or third-party modules, and a property setup needs at least one. Plan for Odoo.sh or your own server from the start.

Old projects carry messy data
Years of bookings, cancellations and renegotiated installments rarely migrate cleanly. Budget real time for reconciling unit histories before go-live.

FAQ
Questions clients ask first
Does Odoo have a ready-made property management module?
Not in the standard apps. Most of the work runs on CRM, Sales, Subscriptions, Helpdesk and Accounting, and the unit registry comes from a small custom module or a third-party app we vet first. We recommend one route after scoping, with the price of each shown separately.
Can Odoo invoice rent automatically every month?
Yes. Rental contracts are set up in Odoo Subscriptions, which issues each month's invoice on schedule, applies the agreed escalation on renewal, and flags contracts nearing their end date. Deposits are recorded as liabilities and returned or offset when the tenant leaves.
We both sell units and rent them out. Can one system do both?
Yes, and that is the point of the unit registry: the same unit can be sold, rented, taken back and rented again, with its full history in one place. Sales invoices, rent invoices and maintenance jobs all reference the same record.
How does Odoo handle Thai taxes for real estate?
We configure VAT and exempt items, withholding tax on rent and broker commissions with printable certificates, and e-Tax Invoice & e-Receipt through the service provider you choose. The setup is agreed with your accountant so PND 3 and PND 53 filings match the books.
How long does a real estate Odoo implementation take?
A focused core covering CRM, the unit registry, billing and accounting typically runs six to twelve weeks. The unit-registry module and the state of your historical data drive the timeline more than the number of projects. You get a phased timeline after scoping, not before.
